I have hesitated to state my situation and ask for prayer here. My husband and I rent 5 acres for a reasonable price each month. Our rented 5 acres includes a pond, plenty of room and a fenced area for chickens. The land was purchased and rented as a "rental property " to give revenue for when the landowner needed care. The landowner needs care now. He is in hospice care. His daughter is our landlord.
We love this place, so much. We garden and keep chickens, just like he did. This is our dream homestead. I hope we're not too late.

Gotcha..on it...just remember some of the best for us in the long run is what seems to be an unanswered pray. We often want unwisely do to being human.

One of our neighbors rented a 150 acre farm from the owner, spent 6 yrs making improvements and building a herd of beef and horses.
Then the owner sold it one day to a gas rig worker and told them to get out.
They were foolish enough to trust and have a month to month lease. I hope you have a really good lease.

Are you in a position where you could if need be, buy the property?
Have you broached that subject with your new landlady?
Perhaps offer to purchase on a land contract basis....

The property is out of our price range. She will not consider a land contract. There is one issue though, the sinks, tub, and washing machine(basically everything but the toilet) goes through a pipe and empties into a ditch beside the road. It violates code in our area, so I am wondering if a bank would approve a loan based on that? Any ideas anyone?

I really doubt it......but here in Alaska all that would be on the seller to bring to code prior to sale.
Homer Alaska has so many homes forced in to price and land sale just for what you stated

Unless she is willing to pay someone to bring it all back to code,
there isn't a bank or lending institute that will touch it.
Keep working on the landlady and see if there is a way .... even sweeten the deal
by offering to take on the repairs yourself, but only after you have a rock-solid contract signed;
don't make the mistake of doing the things needed and then see the place sold out from under you.

From what you describe the plumbing situation to be, the septic tank and latterals (if there are any) isn't large enough for a dwelling. Sounds to me like a whole new septic system will need to be installed before anyone would finance it.

There are two houses on the same septic tank, the other house also has pipes that dump all grey water into the ditch. A new septic system sounds like an expensive prospect, especially for 2 houses.

In this area it would cost about $6000 for that large a system. A single family dwelling probably $4000.

Even if this isn't your place, have faith. If God's not giving you this, it's because He has better in mind. Pray for the place He wants you to have. It took us seven years of prayer for 10 acres to end up here on 30.
