Take a look at REITs. They got hit HARD during the pandemic but seem to be rebounding. My favorite is CIM -- it's been on a tear the past two weeks but still has a way to go to hit its pre-pandemic price. I've held this stock for a long time, maybe 6 years.
I like REITs because they pay good dividends -- I can't remember the details but it seems they get a tax break if they return most of their profits to shareholders. I have some ILPT and ARI too. They're also on the upswing but still below pre-pandemic levels.

Just stay away from any REIT holding paper on malls. They depend on anchor stores like Sears, JC Penny, etc.

That's a good point. Malls are dead. I wonder what they'll be repurposed for, if any?
The Embassy Suites hotel here was turned into a luxury senior living facility.

A large portion of a mall about an hour from me is being turned into a medical facility. They're even adding a floor to what was a giant Penney's store. Many walk-in medical offices and hospital satellites are springing up here, some in new buildings, some in shopping plazas. I'll guess they can't all stay open: takes a lot of staff, needs a steady stream of patients. But I was glad to only drive minutes to Urgent Care for my infected foot, and for a follow-up with an orthopedist. I wish there was a walk-in dermatologist.

It would seem a mall could be repurposed for an educational facility, possibly heavy to the vocational side.
